INTRODUCTION
In the years following the Second World War, the construction boom led to a number of unhealthy situations: because of unskilled "architects" or project managers, building sites were not completed, leading to the ruin of the owners. The legislator has created regulations to protect project owners of all sizes. These regulations are based on guarantees provided by insurance companies once the work has been completed:
completion guarantee (1 year) ;
biennial warranty (2 years) ;
ten-year guarantee (10 years), also known as professional liability insurance.
The following guarantees are also available:
garantie dommages-ouvrage, insurance taken out by the project owner to facilitate the settlement of defects pending their adjudication;
VEFA (vente en état futur d'achèvement) for the off-plan sale of a building to be constructed;
In order to benefit from these guarantees, a statement of deeds for the construction or renovation of a dwelling is required.
