 INTRODUCTION

This document concerns only the multi-technical maintenance and operation of real estate used for :

  1. offices and similar premises ;

  2. stores and points of sale;

  3. factories, workshops and similar premises ;

  4. storage and warehousing facilities ;

  5. housing, hotels and similar premises ;

  6. entertainment, sports and leisure facilities ;

  7. educational establishments and similar premises ;

  8. healthcare establishments (hospitals, clinics and health and social care establishments).

A property is first and foremost a building, generally made up of a substructure (part of the building built below ground level), a superstructure (part of the building built above ground level), protected by a roof (roof, terrace) and an envelope (outer part which insulates the superstructure from bad weather and temperature variations), completed by walls, partitions and various openings (windows, doors, etc.).

This first part of the real estate portfolio is concerned with building maintenance, which covers all the monitoring, routine upkeep and renewal activities that take place during a building's lifetime.

A property portfolio is then a set of energy and fluid production equipment (boilers, chillers, air compressors, HV/LV electrical transformers, city water booster pumps...), the various corresponding distribution networks (hydraulic, aeraulic, wired...), intermediate transformation equipment (exchangers, air handling units...), terminal elements (convectors, fan convectors, ejecto-convectors, mixing boxes, supply air vents...), lifting equipment (elevators, escalators, window washing gondolas...).

This second part of the property portfolio is concerned by so-called multi-technical maintenance, which includes all technical control, scheduled and unscheduled maintenance actions designed to keep each piece of equipment in a condition to perform its required function, with optimum efficiency and for as long as possible, while consuming as little energy as possible.

Finally, real estate assets include all LV electrical installations (distribution boards, fixed lighting, switches, sockets, etc.), sanitary plumbing (taps, washbasins, shower trays, WCs, urinals, etc.), to which can sometimes be added all the mobile equipment connected to the various networks (individual lighting, refrigerated water fountains, drinks dispensers, etc.), furniture and equipment for signage or decoration on the site.
